Preconstruction & Cost Estimating
Keeping budget and schedule at the top of mind, our mechanical and plumbing systems blend seamlessly into facility specifications and design. We leverage decades of experience to develop accurate estimates, informed by historical insights and market data.
Our preconstruction approach to cost estimation begins with rough sketch estimates to inform the schematic design, which in turn leads to assembling a baseline budget during design and development. We factor in the identification of major systems, material take-offs, supplier and vendor pricing, and subcontractor input. As the project progresses, we create pricing breakouts to detail the costs for all facets of our work—always using cost logs to track for any variances.
GC / CM
With our focus on teamwork, collaboration, and relationships, Ramsett thrives in the GC/CM alternative delivery model. Beginning with engaged, early involvement, we adapt and enhance plumbing and mechanical design through constructability reviews, value engineering, and in-depth cost estimating. When GC/CM projects utilize the MC/CM method of alternative subcontracting, Ramsett’s team jumps at the opportunity to provide value from the project outset all the way through construction completion. Design Build
Serving in the design-assist role on design-build projects allows the Ramsett team to actively collaborate with the general contractor, mechanical and plumbing design partners, and the owner—bringing forth tested solutions from our decades of experience building projects. We are an active partner offering continuous feedback on cost, procurement, sequencing, scheduling, safety, and constructability when it is most valuable—while the design is still being developed.
We contribute to setting and maintaining target value design (TVD) budgets and offer multiple paths to maintain the target budget with our real-time, continuous cost estimating approach. Throughout the process, we work together to streamline communication, elevate ideas, and develop innovative solutions that benefit all aspects of the project.
BIM
We utilize BIM technology to enhance design, resolve potential construction clashes, and maximize coordination and efficiency between project partners. Using Bluebeam, CADD, and REVIT, we work in real-time to discuss constructability and to develop solutions to improve the design or enhance the schedule with better sequencing. Once our crews are in the field, we use tablets to continually refer to the model to ensure accurate installation with proper clearance of equipment for future maintenance and operation. Our use of BIM also informs and supports our safety plan, informing our crews of the proper order of operations for their work.
HVAC
In partnership with established, trusted partners, we design and install systems that meet the exacting standards of today's high-performance facilities. Ramsett Mechanical’s success is grounded in a collaborative approach to the execution to the HVAC scopes of work. Our plumbers and pipefitters install natural gas and hydronic heating and cooling including all associated equipment such as air handling units, chillers, boilers, and water-to-air heat pumps. We work with trusted, long-term trade partners to deliver on the dry-side HVAC scopes of work. We have found this approach allows each partner to focus where we excel, resulting in efficient, well-executed projects that exceed quality standards.
